Theory Design’s Vice President of Design Ruta Menaghlazi and Interior Designer Cynde Thompson are on schedule to complete a custom interior design for a beachfront condominium in Naples that is being remodeled by the end of this year. The condominium is located at Sea Point at Seagate Beach. The project involves a full remodel that includes completely gutting the walls in the living areas down to the steel and tearing out all of the ceilings. The master bedroom and the master bath that were recently renovated remain intact. Contractor Mike Vitte Construction redesigned the entire floor plan to open it up and take full advantage of the condo’s Gulf views. Cynde worked directly with the client to finalize the design and to make finish selections.
“The condominium building is situated on the beach and the residence faces the Gulf of Mexico,” said Cynde. “It’s a beautiful setting that conveys the feeling of standing right on the sand. To enhance that feeling even further, we’re enclosing six feet of the terrace and moving the interior living area out to create a more intimate connection with the beach.”
The designers’ transitional design style will incorporate cleaner lines with more traditional elements and a touch of modern. The furnishings, including the client’s treasured classic pieces, will play against a neutral color pallet, new five-inch wide legno wood flooring in a medium walnut finish, cream toned kitchen cabinetry, and darker toned solid surface kitchen countertops. Two islands are being created in the kitchen, one for food preparation, the other for dining. Wood beams are being added to the tray ceilings.
The visual impact of the remodeled interior will be evident upon arrival at the residence. A new frosted glass double door entry will open to a foyer with a 24 by 24-inch shell stone inlay surrounded by the new wood flooring. Picture frame molding is being installed to add details to the walls. A closet in the foyer will look as if it is built in. Sliding door fronts will open to the closet’s dark walnut interior and flood the space with the light shining through the frosted glass entry doors. Stacked molding is being added to a long hallway to define the look and add detail to the ceiling that will include new recessed LED lighting. The new flooring in the hallway will be set in a herringbone pattern. The hallway and laundry room will feature sleek modern barn doors. The powder bath will feature a wall mounted sink with a backsplash approximately 12-inches tall and a faucet that will come out of the wall. The sink will be flanked by sconces. The toilet will also be wall mounted.
Theory Design is also remodeling a condominium in the Horizon high-rise tower within Bonita Bay. The condominium is owned by a couple from Ohio. The project is on schedule for completion by the end of the year. Furnishings owned by the client are being incorporated in the design, along with a new credenza, new counter stools in the kitchen, and new custom leather finished stools for a spectacular custom designed floating bar in the living room will include a display wall for the client’s Scotch collection. At the client’s request, Mike Vitte Construction designed a custom television system that is incorporated in the feature liquor wall. When the clients are ready to watch, the television is lowered from the ceiling and then raised back up for storage when the viewing session is over. The bedrooms are being refreshed with new carpeting and paint. The design in the study is being customized around the husband’s multiple liquor collections. The study will also feature a curved wall, beam ceiling details, new flooring, a newly created custom desk, and a custom closet.
“The custom bar and liquor display wall in the living room will be stunning,” said Cynde. “The colors and unique shapes of the Scotch bottles will provide strong visual interest. Mike Vitte Construction’s custom design for the television system is brilliant and functions exactly the way the client had in mind. With the various liquor collections, the husband’s custom office will also offer unique visual appeal.”
The designers assisted the client with wallpaper selections, the selection of drapery panels for the guest bedrooms, and the selection of the wall covering and wood finishes in the kitchen. New 10-inch wide white oak flooring is being installed in the kitchen and family room along with beam ceiling details that add a sense of glamour to the look. A new color pallet in the living areas will feature smiley beige colors that required a custom formula

In addition to its remodeling projects in Naples and Bonita Springs, Theory Design recently completed the interior design for a remodeled condominium in the Remington high-rise within Bay Colony at Pelican Bay. The total remodeling of a grand estate residence at Quail West is on schedule for completion by the end of the year. The firm is also creating the interiors for Seagate Development Group’s luxurious models in Miromar Lakes Beach & Golf Club, Quail West, Talis Park, and Esplanade Lake Club. The completed Oak Hill model at Quail West features an interior by Ruta Menaghlazi. Seagate’s completed Monterey models in the Isola Bella neighborhood at Talis Park is under contract and also showcases an interior by Ruta. Ruta, Lead Designer Adriene Ged, and interior designer Cynde Thompson are nearing completion of the interior designs for Seagate’s Santorini and Genova models that are currently under construction at Esplanade Lake Club. The Genova model is scheduled for completion in January. The Santorini model will be completed in February. The designers also created the interior for Seagate’s completed Monaco model that is now open for viewing and purchase at Esplanade Lake Club.
Seagate’s furnished Captiva model in Hill Tide Estates at Boca Grande is also open for viewing and purchase and features an interior design by Ruta Menaghlazi. Theory Design was named recipient of a 2019 Aurora Award for the Captiva’s interior in the Best Interior Design of a Home Priced over $2 million category. Seagate was presented an Aurora Award for the Captiva in the Best Single-Family Detached Home Over 4,000 Square Feet category. Ruta also created the interior for Seagate’s furnished Bal Harbour model that is now under construction at Hill Tide Estates.
Seagate’s completed models that feature interiors by Theory Design are open for viewing from 10:00 a.m. to 5:00 p.m. Monday through Saturday and from noon to 5:00 p.m. on Sunday.
